After the ceremony, the celebration moves to the main event space, a 5,500-square-foot climate-controlled venue that sits right at the edge of Swan Lake. This is where the venue’s design philosophy really shines. The interior blends rustic and industrial elements beautifully: vaulted wood-beamed ceilings soar overhead, exposed columns add architectural interest, and polished concrete floors provide a sleek, modern base. Walls of windows flood the room with natural light during the day and frame stunning views of the sparkling lake as evening falls.

Grand decorative chandeliers hang from the beams, providing warm, ambient light that photographs beautifully. The space comfortably seats up to 300 guests for a seated dinner and includes two large custom-built bars on wheels, round tables, buffet tables, and upgraded Chiavari chairs. A spacious covered patio extends the celebration outdoors, making it ideal for cocktail hour with a view or an open-air after-party under the stars.

The bridal suite within the Estate House includes a large dressing area with five makeup and hair stations and a comfortable lounge, giving the bridal party a luxurious space to get ready together on the morning of the wedding.

Here is what most people do not expect when they first visit Swan Lake Overlook: the venue is actually a working exotic deer farm. Over 80 Sika and Fallow Deer roam freely across the rolling pastures, and they are joined by alpacas, donkeys, emus, horses, and the venue’s namesake swans gliding across the lake. The North Georgia landscape provides a lush green backdrop year-round, which means florals in warm tones like terracotta, dusty rose, burgundy, and champagne look especially stunning. Soft whites and creams also work beautifully, creating an elegant, timeless look against the rustic wood and stone elements.

The ceremony arbor is your centerpiece. With the hilltop ceremony setting, a beautifully dressed arbor becomes the visual anchor of your entire day. Whether draped in trailing greenery, loaded with garden roses, or kept clean and architectural with branches and minimal blooms, the arbor against the mountain backdrop is one of the most photographed moments at this venue.

Let the reception space breathe. The vaulted ceilings and walls of windows mean you do not have to over-design the reception room. This policy exists because the venue team wants every event to run smoothly, and we wholeheartedly agree. A great planner does not just manage the timeline; they serve as your advocate, your problem-solver, and the person who ensures you actually enjoy your day instead of worrying about logistics.

You get 12 hours of access. The venue rental includes 12 hours of exclusive property access on weekends, which is generous and gives your team plenty of time for setup, the ceremony, the reception, and cleanup without feeling rushed.

Vendor flexibility is a plus. Swan Lake Overlook allows couples to bring in their own licensed and insured vendors, from caterers to florists to DJs, however, a rental discount is offered if all vendors from their preferred list are chosen.

Peak season matters. The most popular months for weddings here are April through June and September through November, which also come at a higher price point. If you have flexibility with your date, the off-peak months can offer both savings and availability.

Plan for the animals in your timeline. This is a tip we always share with our couples: build in a little extra time for portraits around the property.
